In accordance with the Residential Tenancies Act, the landlord is required to keep their rental properties in a reasonable state of repair. For this to be achieved during a tenancy it is important for tenants to understand the importance of reporting any repairs the property requires to their managing agent.
It is normal practice for Property Managers to undertake regular routine inspections of the properties to ensure the property is being well looked after and to identify required repairs and have them attended to before they potential become bigger issues. These inspections also give the tenants the opportunity to point out issues that may not be easily identifiable to the agent but it is also important that tenants do not wait for these to report repairs especially if they are of a more urgent nature.
Keeping up property repairs not only keeps the property in a good state of repair, it ensures that everything is in full working order for the tenants and to also minimises the risk of a much larger problem occurring.
Tenants are not required to attend to repairs at the property that are a result of general wear and tear. While some may decide to carry out some minor repairs to be helpful or not “bother” the landlord we strongly advise against this due to the potential of further damage which would then be at the tenants expense to rectify. Upon reporting a repair and with the owners approval, we will arrange to have a suitably qualified & insured contractor attend to the report repairs.
